Description
The Medium suites cover a narrow size band, 1,488 to 1,522 sq ft. That makes them the most standardised offices in the Christian Rockefeller tower. The developer does not publish prices for this category on the official project site. Pricing is given only on request, so a buyer has to ask for a figure before any yield calculation can begin.
What can be budgeted for now is the structure. The plan is 50/50:
- 10 per cent on signing
- 10 per cent a month later
- six instalments of 5 per cent during construction
- 50 per cent on handover in Q2 2031
On top of that, there is the 4 per cent Dubai Land Department fee at reservation and an estimated service charge of about AED 18 per sq ft per year.
The suites come in two layouts. Prime E1 is 1,500 to 1,522 sq ft and Prime D2 is 1,488 to 1,498 sq ft. All are on floors 15 to 57.
This size is aimed at teams that have outgrown a small office but do not yet need a half floor. It is the middle step between the entry-level Core suites and the larger floor plates higher up the range.
The building is an 87-storey, roughly 372-metre tower that LMD is developing with the Christian E. Rockefeller brand on Sheikh Zayed Road. It stands between Business Bay and Downtown, within reach of the Business Bay and Burj Khalifa Metro stations, and holds 332 Grade A offices in total.
Owners share five floors of amenities. These include two infinity pools, a padel court, a spa, and the 87th-floor business centre with meeting rooms and co-working space. The tower also has more than 1,100 parking spaces and 23 lifts.
