Description
For a company tired of renewing a lease every year, Berkeley Tower offers a different proposition: owning a Grade A office in Business Bay. Early marketing figures put entry-level offices at around 1,132 sq ft, and at an indicative AED 4,500 to 5,000 per square foot that means the smallest units start at roughly AED 5 million. Service charges are quoted at about AED 24 per square foot a year, and agents are pointing to gross rental yields in the region of 6 to 8 percent. None of these numbers is final until Ellington's official launch.
The range of floor plates is unusually wide. Lower floors hold compact suites of roughly 1,100 to 5,400 sq ft, mid-level floors step up to offices of as much as 12,000 sq ft, and the crown of the building carries duplex and triplex headquarters floors of around 22,000 sq ft each. In all, more than 100 offices are planned.
Practical touches stand out. Robotic parking and double-decker lifts with destination dispatch are designed to keep the morning rush moving, while five full floors are given over to business lounges, meeting rooms, a fitness and wellness area, terraces, event spaces, a clubhouse and gaming zones.
At over 60 storeys, it is the tallest commercial tower Ellington has attempted, a project valued at about US$762 million and backed by Al Hamra Group. The location needs little selling: Sheikh Zayed Road and Business Bay Metro are on the doorstep, with Downtown and DIFC minutes away.
Ellington will confirm the payment plan, handover date and final pricing at launch, and this listing will be updated then.
